    House Rules & Cancellation Policy

    A Curated Space for Intimate Moments

    Our property was thoughtfully designed as a private retreat for connection, celebration, and unforgettable date-night experiences. Every detail, from the ambiance to the amenities, is intentionally curated to create a romantic, elevated atmosphere.

    To preserve this experience for all guests and to protect the integrity of the space, we ask that each reservation honor the following house rules and cancellation terms. These guidelines ensure that every stay remains exclusive, seamless, and special.

    House Rules

    Occupancy & Use

    • The property is intended for pre-approved intimate gatherings and date-night experiences only.
    • Maximum occupancy of 4 guests must not be exceeded at any time. The property is designed for two.
    • Parties, unauthorized events, or unregistered guests are strictly prohibited.
    • Commercial use, ticketed events, or third-party bookings are not allowed without prior written approval.

    Noise & Respect

    • This is a quiet, private retreat. Guests must maintain respectful noise levels at all times.
    • Outdoor noise must be minimized, especially during evening and nighttime hours.
    • Any disturbance to neighbors may result in immediate termination of the reservation without refund.

    Cleanliness & Care

    • Guests are expected to treat the space, furnishings, décor, and amenities with care.
    • Excessive mess, damage, or stains may result in additional cleaning or repair fees.
    • Decorations, candles, or special setups must be approved in advance.

    Smoking & Illegal Activity

    • No smoking inside the property.
    • No illegal activity of any kind is permitted on the premises.

    Compliance

    Failure to comply with house rules may result in immediate removal without refund, and additional fees may apply.

    Cancellation Policy

    We understand that plans can change. Due to the nature of our property being designed for intimate events and curated experiences, reservations require advance preparation and blocked dates, and are subject to the following cancellation terms.

    Refund Schedule

    Cancellations are based on the number of days prior to the scheduled check-in date:

    50% refund of the nightly rate

    25% refund of the nightly rate
    0–6 days
    No refund

    Non-Refundable Fees

    The following fees are non-refundable under all circumstances:

    • Service Fee: $150
    • Credit Card Processing Fee: 3.5%

    Force Majeure (Weather & Emergencies)

    No refunds will be issued for cancellations or interruptions caused by events beyond our control, including but not limited to:

    • Inclement weather or natural disasters
    • Power outages, utility failures, or travel disruptions
    • Government restrictions, public health emergencies, or acts of God
    • Personal emergencies, illness, or unforeseen circumstances affecting the guest

    Guests are strongly encouraged to purchase travel insurance to protect against unexpected events.

    If a force majeure event renders the property legally or physically uninhabitable, we will work in good faith to offer:

    • A date change, subject to availability, or
    • A partial or full refund of the nightly rate only, at the sole discretion of the host

    All service and processing fees remain non-refundable.

    Agreement

    By confirming a reservation, the guest acknowledges they have read, understand, and agree to all House Rules, Cancellation Terms, and Force Majeure conditions outlined above.
